A Clearer Way Forward
Take Your Next Step With a Clear Plan and a Coach Beside You.
You’ve worked hard to save your money, and you don’t want to lose it on the wrong property. That fear can make it hard to get started.
You may think you need one more course before you can take the first step. More learning does not always lead to action, so we help you put what you learn to work.
Maybe you’ve already done a deal or two, but contractor problems and surprise repairs have left you worn out. You want a profitable business that you enjoy running, with a clear plan for each project.
You don’t need to know everything before you start because your coach helps you work through each step. Learn what to look for in a deal, how to plan the work, and how to build your team.
More Than One Way to Invest
Learn Skills You Can Use as You Grow.
Flipping means buying a property, fixing it up, and selling it. It is a key part of our coaching because it teaches you to review deals, plan repairs, and manage a team. These skills also help with wholesaling, owning rentals, and lending as your business grows.
The goal is to build a real estate business that earns long-term income, with the team and work habits to support its growth.

1. Prepare
Start with the life you want this business to support. Real estate can help you earn extra income, replace job income, or build wealth over time. Your coach helps you get clear on your goals and follow a setup checklist. Form your business, open a bank account, and prepare for funding. Let your goals guide your choices.
2. Marketing
Look for opportunities in everyday life. Ask, “Is there an opportunity here?” Pair that habit with steady marketing. We help you build your marketing list and sharpen your message so sellers understand how you can help. Plan your time, tasks, and spending with your coach, then check your progress together. Monthly accountability meetings help you follow through, and mastermind groups twice a year help you review and grow your business.
3. Meet With Sellers
Start by asking, “How can I help?” Learn why the seller wants to sell and what they need. Your coach goes with you on buy calls to meet sellers and look at properties. You plan the visit together and see your coach in action: asking questions, checking the property, and helping you estimate repairs and its value after the work. Afterward, review what you learned together.
4. Offers & Contracts
Know the value of your offer. Buying a house that needs work and making the sale easier may matter more to a seller than the highest price. Make offers that solve the seller’s problem and leave room for a strong profit. Be honest about other options. Your coach helps you decide what to offer and how to explain it. Feel confident making offers with a contract that gives you a ten-business-day review window. During that time, we review the price, check the rehab estimate, and help put funding in place.
5. Rehab Management
You will learn to think like a program project manager. Plan the work in the right order, manage contractors, track spending, and keep everyone informed. Handle changes early because delays can eat into your profit. Your coach reviews progress weekly on your first deal and monthly on your second. On your third, reviews happen after clean-out, midway through the work, and before sale.
6. Sell, Reinvest & Learn
You will learn how to sell for top dollar. Your coach helps you review offers and plan negotiations. After the deal, your coach leads a formal review with you to learn from what happened and make a plan to improve. Build momentum by putting profits back into marketing so you can find your next deal and repeat the process. We’ll get you on the schedule at a local REIA meeting to showcase your deal and help you build your name as an active investor.
How Coaching Helps
Sometimes the Best Deal Is the One You Skip.
An investor came to us with a property she felt pushed to buy. When our coaching team checked the numbers, the price was too high to leave enough room for a profit.
We showed her why the deal did not work, and she chose to walk away. That’s one way coaching helps: you have someone to check the facts when someone wants a quick yes.

A Team You Can Turn To
Get Help From People Who Know the Work.
Work with your assigned coach in one-on-one sessions, deal reviews, and visits during repairs. Join accountability groups to stay on track and mastermind groups to share ideas and solve problems with other investors. You’ll also get classes, property tours, and a WiscoREIA membership.
We work with investors across Wisconsin, using local mentors when we can and video calls when needed. Our coaches often travel across the state when their schedules allow.

Our Lending Partner
Know How You’ll Fund the Deal.
Our special lending arrangement with REIA Hard Money, a lender for real estate investors across Wisconsin, gives program investors access to purchase and repair loans on special terms. These loans are for deals our coaching team approves. You can make offers knowing that funding is available once your deal is approved.
REIA Hard Money lends to businesses, not individuals, so the business setup you complete in the Prepare stage gets you ready to borrow. We’ll explain the loan terms and approval steps when we talk.
After you finish the program’s three deals, you become a Blueprint graduate. You can keep joining mastermind groups and using REIA Hard Money’s special loan terms.

Who This Is For
Be Ready to Work. We’ll Help You Learn.
This program is for investors getting ready for their first deal or those who have finished projects and want a better process. You may need a stronger team, a clearer plan, or help building a more profitable business.
You take action while your coaches help you learn, make informed choices, and improve with each deal.
01Listen to Your Coach and Try New Things
02Spend Time and Money Finding Deals
Start With at Least 10 Hours a Week.
Be ready to follow your coach’s advice, try new approaches, and spend time and money on marketing to find deals. Plan to work on your business for at least ten hours a week, on top of any full-time job. Ten hours is a starting point; more time gives you more room to make progress.
What It Costs
Know the Costs Before You Join.
Building your business takes time, effort, and a marketing budget. Coaching includes an upfront payment, a monthly fee, and a share of the profits from your program deals.
During your interview, we’ll explain the full cost, what you’ll need to do, and how your upfront payment is returned as you finish deals. You’ll have time to ask questions and review the terms before you decide to join.
Common Questions
Your Questions, Answered.
Do I need to have done a deal?
No. We help investors who are starting out, as well as those with completed deals who want to improve how they find and manage projects.
Will you help me find deals?
Yes. We help with your marketing plan, contact lists, and message to sellers, along with seller calls and getting properties under contract. You’ll need to spend time and money putting that plan to work.
Can I join from anywhere in Wisconsin?
Yes. We work with investors across Wisconsin through local mentors, video calls, and coach visits when schedules allow.
Does coaching mean I can’t lose money?
No. Real estate investing carries risk, and coaching does not guarantee a profit. Following our process helps improve your chances of avoiding losses and making profitable deals. Your coach helps you check the numbers, plan the work, and make informed choices.
What happens after I apply?
Choose a time for a one-hour Google Meet interview with our coaching team. We’ll talk about your goals, explain the program, and see if it fits your needs. The earliest meeting time is at least three days away.
